All through the escrow process, negotiations are required on such issues as inspections, disclosures, addendums, repairs, and credits. Inspections and disclosure-analysis are extremely important! Many agents have you blindly sign disclosures without proper review! We would never do that. Together with our buyers, we carefully review each disclosure and discuss the contents and how to proceed.

2. We are EXPERTS in the Inspection Process

Many agents just hire some inspector to poke around a property. But properties can have many hidden defects. Ourselves and our large stable of experts (for roof, foundation, chimney, electrical, plumbing, termites,  sewer pipe to the street, etc.) help identify defects of the property so that together we can decide how best to proceed.  Once we know the condition of a property, we can then negotiate repairs, repair credits, or simply walk away from an undesirable property along with our buyer receiving their full deposit returned as per contract.

3. A 1% Credit Towards Your Purchase

We are happy to offer our Exclusively Represented Buyers a 1% credit towards the purchase price from our commission proceeds. This can be used (typically) towards closing costs or sometimes towards the down-payment. Or the escrow agent will just write our buyer a check at the close of escrow. 4. No-Pressure Search

Another thing to consider is that we do not pressure our buyers to purchase a property early in the process as some agents have been known to do. We are patient and work directly for our buyer’s best interests and wishes. Many agents are in a rush to push you into a property as soon as possible but we take our time with our buyers, together looking for that perfect property.
